Long before the first homes were built, the land that is now The Magnolias served as a gathering place for the wider Ocala community — the go-to spot for the county fair and local Fourth of July celebrations. Beginning in 2005–2006, the former fairgrounds were thoughtfully redeveloped into the residential neighborhoods you see today, with builders showcased in the 2006 Parade of Homes. That heritage as a place where neighbors came together remains part of the community’s identity.
The development of The Magnolias is thoughtfully divided into distinct neighborhoods, including Magnolia Ridge, Magnolia Pointe, and Magnolia Park, each offering its own unique charm while maintaining a cohesive community feel. Homes in The Magnolias are a blend of traditional and contemporary architectural styles, ranging from 1,500 to over 3,000 square feet. These single-family residences feature open floor plans, modern kitchens, luxurious master suites, and inviting outdoor spaces. Homeowners in Magnolia Villas West belong to two associations: the Magnolia Villas West Homeowners Association, Inc., which governs that subdivision, and The Magnolias of Ocala Homeowners’ Association, Inc., the master association that serves the community as a whole.

The community is governed by The Magnolias of Ocala Homeowners Association, whose volunteer Board of Directors and Architectural Review Board work to preserve the appearance, safety, and long-term value of every neighborhood.

The Association’s annual operating budget is funded entirely by homeowner assessments. Your dollars support both the upkeep of your own subdivision and the shared, community-wide services that keep The Magnolias looking its best — and a portion is set aside in reserves to pay for major future repairs.
