Explore Our CommunityRainbow Springs is a deed-restricted community located adjacent to the stunning Rainbow River in southwest Marion County, Florida—approximately 20 miles southwest of Ocala. Home to more than 3,000 residences across 11 distinct neighborhoods, the community offers a diverse mix of condominiums, traditional neighborhood homes, and multi-acre estates.
The natural surroundings feature rolling hills covered in oak and pine forests with well-drained sandy soils, creating a picturesque "Old Florida" environment that borders the 1,459-acre Rainbow Springs State Park. Archaeological evidence suggests this area has attracted inhabitants for over 10,000 years—and it's easy to see why.
At the heart of the area is Rainbow Springs—formerly known as Blue Spring—a first-magnitude artesian spring group and the fourth-largest in Florida. Averaging approximately 490 million gallons of crystal-clear freshwater per day (and peaking above 600 million gallons during wet seasons), the springs feed the 5.7-mile Rainbow River, which flows south to meet the Withlacoochee River.
The water emerges at a constant 72°F year-round from multiple vents across a 250-foot semicircular spring pool, drawn from a springshed covering roughly 735 square miles. Residents of Rainbow Springs enjoy exclusive access to a private riverfront park and beach along this incredible waterway—no public park lines required.
The Rainbow River originates from multiple spring vents and flows 5.7 miles south through pristine Florida wilderness. Visible sand boils, underwater caves, and lush aquatic vegetation make the river a natural wonder for swimming, kayaking, and wildlife viewing.
The Rainbow River has long been recognized for its environmental significance. Through decades of dedicated conservation efforts, this natural treasure has earned multiple protective designations—making it one of the most protected waterways in Florida.
